Rental Terms & Conditions

Emerald Property Services are management agents who also act as bookings agents for our clients.
Your accommodation contract is with the individual owners represented by us.

PAYMENT
A booking deposit of 20% is payable at the time of booking. The balance must be paid 4 weeks prior to the start date of your holiday at which time a damage deposit will also be due.
For bookings received within four weeks of your holiday start date the full payment plus damage deposit is due at time of booking.

What Happens if I cancel ?
Should you wish to cancel written notification via email must be sent by the leader of the group to info@emeraldpropertyspain.com
In the event of cancellation the following charges will apply ...

Date email received before arrival DAYS CHARGES
MORE THAN 56 Deposit only
BETWEEN 56-29 50%
BETWEEN 28-14 60%
BETWEEN 0-13 100%

YOUR RESPONSIBILITY
The property must be left in a clean and tidy condition, otherwise additional charges may be incurred.
You are responsible for the property during your stay and you undertake to pay for any damage caused to the property or equipment during your stay.
We reserve the right to ask any of your party to vacate the property immediately if there behaviour is in our opinion likely to spoil the safety, enjoyment of other tenants within the community.

DAMAGE DEPOSIT
Our owners require us to hold a damage deposit on the following scales ...

PROPERTY TYPE HOLIDAY LET SHORT TERM 3/9 MONTHS
2 BED APARTMENT 150 EURO 1 MONTHS RENT
3 BED APARTMENT & OVER 200 EURO 1 MONTHS RENT
TOWN HOUSE & VILLA 250 EURO 1 MONTHS RENT

Provided no damage was caused during the letting period and the property is left in a reasonable condtion
So that it may be quickly prepared for the next client your deposit will be refunded.
If abnormal cleaning is require this will be charged against your deposit.

ACCOMMODATION
Accommodation provide is for the use of the named clients only and may not be sublet or assigned in any way. Self catering accommodation is available from 4 P.M. on the day of arrival and must be vacated by 12 mid day

On the day of departure.
Complaints must be made immediately to Emerald Property Services in order that we can deal with them promptly and ensure satisfaction. In any case the liability of the owner or Emerald Property Services is limited to the cost of the accommodation booked.

TRAVEL INSURANCE
We recommend that you take out holiday cancellation insurance cover which will normally refund you if the reason for cancellation falls within the terms of the policy
